Furnished accommodation is individual accommodation (such as villas, apartments, studios). They are intended for rental to passing customers, who use them for the day, week or month. They are called seasonal rentals or gîtes and are defined by the tourism code (article D324-1).
Main regulations
Before any tourist rental project and in order to be able to disseminate information on the various media made available to you by Vendée Bocage, it is essential to respect the rules in force concerning the rental of furnished tourist accommodation.
When housing is your a principal residence (i.e. when you occupy it for more than 8 months/year), you do not have to declare your accommodation.
- The declaration in Town Hall is compulsory (under penalty of a fine of €450) – article L324-1-1 of the tourism code
- Rent lease
- Le star rating is voluntary with a validity of 5 years
- The collection and repayment of the tourist tax
The declaration at Town Hall
Le Cerfa must be given to the town hall of your municipality which will issue you with a receipt statement. This receipt must be given to the Tourist Office if you wish to register your furnished accommodation on the tourist database. Any change concerning your furnished accommodation must be declared to the Town Hall. The Town Hall maintains a list of available tourist accommodation in its municipality.
The Atout France star ranking
The owner requests the ranking of its furnished in stars in order to guarantee the quality of service offered according to the level obtained. This classification entitles you to a reduction of 71% on rental income. Unclassified people have a reduction of 50%. In order to have your furnished accommodation classified, the owner uses an organization accredited at the national level, or at the local level.

The organization carries out a visit to your accommodation with a control grid. In the month following this visit, he will give you a visit certificate which includes:
- A report and a control grid
- A proposal for a decision to classify your furnished accommodation
The decision is valid 5 . It states:
- Your name (and possibly the name of your agent)
- The address of the furnished tourist accommodation, its capacity expressed in number of people that can be accommodated and the category of its classification
The Vendée Bocage tourist center provides assistance with the classification of furnished tourist accommodation 50€ for the 1st ranking by an accredited organization.
